I've watched Clifton's dining scene explode, seen Paterson's Great Falls district come alive, and helped families find homes in communities from Totowa to Garfield.
It is October 7, and North Jersey is in the heart of its best season. Last weekend kicked October off with a full calendar: Hackensacktoberfest brought its beer garden and food trucks to Atlantic Street Park, the Demarest Oktoberfest Fall Festival filled the Duck Pond, Illumination 250 turned downtown Hackensack into a public-arts block party, and street fairs ran in Montvale, Ridgefield Park, and Ridgewood. Hispanic Heritage Month runs through October 15, and the weeks ahead are stacked: Ridgewood Oktoberfest this Sunday, the Dey Mansion Fall Encampment, Clifton FallFest on October 17, the Cosmos' final home matches at Hinchliffe Stadium, the Clifton Halloween Parade and HarvestFest on October 25, and Halloween week across both counties. I update this page every week with what is actually happening, so you can plan your weekends and feel connected to the place you call home.

Clifton
The Heart of Passaic County
Clifton sits right in the center of Passaic County, and for good reason , it's where suburban comfort meets real community. Bloomfield Avenue alone tells the story: a stretch of diverse restaurants, family-owned shops, and neighborhood staples where you'll bump into people who actually know your name. Weasel Brook Park is a local favorite for weekend walks and family picnics, and the city's public schools consistently rank among the better options in the county. Families love Clifton because you get solid schools, reasonable property taxes for what you receive, and a commute to Manhattan that's manageable by bus or car , about 35 to 45 minutes depending on traffic. The housing stock ranges from charming post-war colonials to newer construction, and the multi-family market here is surprisingly strong. I've helped several families buy duplexes on the east side where the numbers just make sense. The diversity is real , you'll hear half a dozen languages walking through any Clifton neighborhood on a Saturday morning, and that's exactly what makes it feel like home.
Paterson
The Silk City
Paterson is where I grew up, so this one's personal. This is New Jersey's third-largest city, and it carries a history that most people don't realize , the Great Falls National Historical Park is one of only two national parks in the state, and Alexander Hamilton himself envisioned Paterson as America's first planned industrial city. What people sleep on about Paterson is the food scene. The ethnic dining here rivals anywhere in the tristate area , Colombian, Peruvian, Turkish, Middle Eastern, Dominican , you can eat your way around the world in a single afternoon on Main Street. The Great Falls district is undergoing real revitalization, and downtown is attracting new businesses and artists. For investors, Paterson is where the opportunity lives. Multi-family properties here are some of the most affordable in the region, and rents have been climbing steadily. I've helped investors close on two- and three-family buildings that cash-flow from day one. The city's revitalization isn't just talk , it's happening, block by block.
Passaic
The Gateway City
Passaic is compact, walkable, and one of the most underrated cities in the county. River Drive Park runs along the Passaic River and gives the city a green corridor that most urban areas would kill for. The neighborhoods are tight-knit , people here look out for each other in a way that feels increasingly rare. The commute to NYC is one of the best in North Jersey. NJ Transit buses run frequently, and you can be in the Port Authority in under 30 minutes off-peak. That accessibility makes Passaic attractive to young professionals and families who work in the city but want to actually own a home. Investment-wise, Passaic's multi-family market has been heating up. The entry prices are still reasonable compared to Bergen County, and rental demand is strong because of the transit access. I always tell my investor clients that Passaic is where Bergen County prices were ten years ago.
Totowa
Suburban Comfort with City Access
Totowa is the borough families move to when they want space, quiet streets, and lower taxes without sacrificing convenience. The residential neighborhoods here feel established and well-maintained , mature trees, driveways big enough for two cars, and yards where kids actually play. Shopping is easy , you're close to the retail and dining corridor along Route 23 and Route 46, plus the Promenade Shops on Route 3 in Clifton. For commuters, Route 46 and Route 80 are right there, making the drive to Manhattan or northern Bergen County straightforward. What I like about Totowa for my clients is the value proposition. You get more house for your money here than in many comparable Bergen County towns, and the tax rates are competitive. Families who are upsizing from a starter home in Passaic or Paterson often land here, and they never look back.
Woodland Park
The Hidden Gem
Woodland Park , formerly West Paterson , is one of those places that doesn't show up on most people's radar until they visit. The borough sits at the foot of Garret Mountain Reservation, which means you're literally minutes from hiking trails, scenic overlooks of the Manhattan skyline, and some of the best outdoor recreation in the county. The community feel here is genuine. It's small enough that people recognize each other at the local shops, but close enough to Paterson and Clifton that you never feel isolated. The housing stock tends toward larger lots and more square footage , perfect for families who want room to breathe. I've always thought of Woodland Park as a secret that the people who live there are happy to keep. The schools are solid, the neighborhoods are safe, and the access to nature is something you typically have to drive an hour to find. Garret Mountain Reservation alone is worth the move.
Haledon
Affordable North Jersey Living
Haledon is proof that you don't have to sacrifice community to find an affordable home in North Jersey. The borough has a strong working-class identity, and the residential streets are lined with well-kept single-family homes that are priced below what you'd find in neighboring towns. The location is surprisingly convenient , you're close to Route 46 and Route 80, which means Paterson, Clifton, and the wider region are all within easy reach. Manchester-style residential streets give the town a classic suburban character. For first-time buyers especially, Haledon is worth a serious look. The home prices here allow people to build equity without being house-poor, and the community involvement is strong , local organizations, youth programs, and neighborhood events keep people connected. I've helped several first-time buyers close in Haledon, and every one of them felt like they got a genuinely good deal.
Garfield
Where Value Meets Location
Garfield sits right on the border of Bergen and Passaic Counties, which gives it a strategic advantage that savvy buyers and investors pick up on quickly. You're in Bergen County , with all its schools, shopping, and prestige , but at price points that make sense. The multi-family market in Garfield is one of the strongest in the region. Main Street has seen a real renaissance, with diverse restaurants and small businesses creating a walkable downtown that actually has personality. The highway access is excellent , Route 46, Route 80, and the Garden State Parkway are all close. What I tell my clients about Garfield is this: you're getting Bergen County location and schools at Passaic County prices. The rental demand is strong because of the transit and highway access, and property values have been trending up consistently. For investors who want a blend of appreciation and cash flow, Garfield checks both boxes.

What's New in the Neighborhoods
There is real momentum across North Jersey right now. Paterson's former county jail site is set for a roughly $150 million transformation in downtown, one of the biggest redevelopment moves in the region, and Passaic County has already picked its builder, awarding a $106.4 million contract in July for the new county government hub and parking garage. The 88-unit Carroll Houses affordable community began a $26 million renovation, and a new 90-unit apartment building on Spring Street won City Council support. In Clifton, Main Memorial Park landed a $250,000 Passaic County Open Space grant for its StoryWalk project, and the ON3 campus on Route 3 is in talks with the city about a next phase that could include a 264-room hotel with a rooftop bar. Bergen County keeps building: the project next to Bergen Town Center secured $164 million in financing for 426 apartments plus ground-floor retail, and a new Career Innovation High School opens this fall behind the Bergen Tech campus in Paramus. Passaic and Paterson share $12.7 million in state Urban Investment Fund grants for building rehabilitation and public space work. On the ground, Habit Burger & Grill opened its first New Jersey location on Route 3 in Clifton, Lidl landed in Totowa Commons, and the New York Cosmos are drawing crowds to Hinchliffe Stadium with three home games left this season, starting October 17. Clifton's market is humming too, with home sales holding steady right through late September and into October, and several area homes still selling at or above asking. These are the little wins that tell you a community is moving in the right direction, and I love watching it happen.
A Growing, Revitalizing Market
Paterson's downtown revitalization is real and accelerating , new businesses, artist studios, and investment are transforming the city. Clifton continues to attract families and retailers. Woodland Park and Totowa remain hidden gems with rising values. Bergen County towns like Fort Lee and Paramus continue to command premium prices. The entire region is on an upward trajectory, and smart buyers are getting in now.

It is October 7 and North Jersey is in the heart of its best season. October opened with Hackensacktoberfest, the Demarest Oktoberfest Fall Festival, and street fairs across Bergen County, and the weeks ahead run straight through peak foliage and Halloween: Ridgewood Oktoberfest this Sunday, the Dey Mansion Fall Encampment, Clifton FallFest, the Cosmos' final home matches at Hinchliffe Stadium, the Clifton Halloween Parade and HarvestFest, and Halloween week across both counties. Here is what I am looking forward to in the weeks ahead.
Oktoberfest Season Is Here
Oktoberfest season is in its final stretch, and this Sunday, October 11, is the last big one. Ridgewood Oktoberfest takes over West Village and Wilsey Square from 10 AM with a biergarten, live music, hayrides, and pumpkin painting, a proper German-style celebration right in Bergen County. Hackensacktoberfest and the Demarest Oktoberfest Fall Festival already came and went last weekend, and they were packed, so do not sleep on this one. Grab a stein and soak it in, Oktoberfest season does not last long.
Farmers Market Season
The markets are still in full swing, and this is the stretch I actually get excited about: late tomatoes, peppers, early apples, and winter squash are all showing up together. The Downtown Clifton Farmers Market runs Wednesdays 11 AM to 5 PM at 1st Street and Clifton Avenue through October. The City Green Farm Stand at 171 Grove Street in Clifton has produce Wednesdays 3 to 6 PM and Fridays 10 AM to 2 PM, with stands at Passaic City Hall on Fridays and Lou Costello Park in Paterson on Tuesdays. The Paterson Farmers Market runs Saturdays and Sundays at 280 E Railway Avenue, the Wayne Farmers Market runs Saturdays through November 21, and Ridgewood holds Sundays at the train station through October. Over in Bergen County, Englewood runs Fridays through October 30 and Ramsey runs Sundays all the way through November 29, the longest season around. Stock up now while the harvest is at its peak, you will taste the difference.
The Fall Festival Calendar
October keeps it rolling every single weekend. This weekend is a full one: the Dey Mansion Fall Encampment in Wayne (October 10-11), Paws in the Park at Goffle Brook Park in Hawthorne (October 10), the Franklin Lakes Fall Farmers & Artisan Market (October 10), and Ridgewood Oktoberfest in West Village (October 11). Then comes Clifton FallFest (October 17), the St. Leon Food Festival in Fair Lawn (October 17-18), and the Fair Lawn Street Fair & Craft Show (October 18). Halloween week closes it out with the Clifton Halloween Parade & HarvestFest on October 25 and the Bergen Town Center Fall Festival on November 8. Mark your calendars, there is something every single weekend.
Apple & Pumpkin Picking
Apple and pumpkin season is at its peak right now, and the pickings are prime. Secor Farms in Mahwah has pumpkin picking, two corn mazes, and hayrides running weekends through November 1, one of the best family setups in Bergen County. Von Thun Farms in Washington Township runs fall festival weekends through November 8, with pumpkins and family activities that close out the season. Demarest Farms in Hillsdale is picking apples with the pumpkin patch open and full of cider and baked goods, and Abma's Farm in Wyckoff, the closest option to us, runs hayrides and pumpkin picking with a petting zoo for the little ones. If you want to keep it close, Stew Leonard's in Clifton throws its family Pumpkin Palooza October 17-18, so you can do a bit of both. Most farms require online reservations, so book ahead, then get out there before the season closes.
Halloween Week Is Coming
Halloween is three and a half weeks out, and the calendar is filling fast. Clifton Halloween Parade & HarvestFest steps off at 12:15 PM on Sunday, October 25, from Van Houten Avenue to City Hall, led by the Clifton Mustang Marching Band, with the HarvestFest running 11:30 AM to 4:30 PM, hayrides, carnival rides, the apple-pie contest, and the costume contest. Stew Leonard's in Clifton adds a free trick-or-treat on October 27 and free ice cream for kids in costume on Halloween morning. And a friendly reminder for parents: the clocks fall back on Sunday, November 1, so plan your candy routes and your sleep now.
Hispanic Heritage Month
Hispanic Heritage Month runs through October 15, and we are in the final stretch. Community groups and family-run restaurants across Paterson, Passaic, and Clifton are marking the occasion with special events, menus, and celebrations, and Durango Fest brings live Latin music to Passaic on October 24. It is a reminder of how much of North Jersey's character comes from its Latino community, and there is no better time to support the local spots on this page. Many of my favorite restaurants in the county are family-run Latino businesses, and this month is a good excuse to show up for them.
The Weeks Ahead Are Loaded
October is stacked, and the calendar is only getting fuller. Ridgewood Oktoberfest lands in West Village on October 11, the Dey Mansion Fall Encampment runs October 10-11, and Clifton FallFest takes over downtown on October 17. The NY Cosmos close out their home season at Hinchliffe Stadium on October 17, 21, and 24, the Clifton Haunted Trail runs October 24, and Dey After Dark lantern tours continue Thursday evenings at Dey Mansion in Wayne. Halloween week is the grand finale: the Clifton Halloween Parade & HarvestFest on October 25, Stew Leonard's free trick-or-treat on October 27, and free ice cream for kids in costume on Halloween morning. Apple and pumpkin season peaks this month too, so the weekends fill up fast.
New Spots to Check Out
The North Jersey food scene keeps getting better, and the openings keep coming. This week's freshest: Capon Chophouse in Hackensack made NJ Monthly's 2026 best-new-restaurants list, Grill & Greens opened halal bowls in Ridgewood, La Campessina brought coffee and brunch to Ridgefield Park on October 1, and The Juice Pod opened its first Bergen County spot in late September. Keep an eye out too: Ctrl Alt Refresh, a gaming cafe with Filipino- and Chinese-inspired eats, is coming to Hackensack; Il Vero is expected in Westwood this fall; K Midnight Kitchen is bringing Caribbean and Dominican street food to Edgewater; and the robot-served Shinjuku Station revolving sushi bar is still headed to the Promenade Shops in Clifton later this year. The classics are still firing too, so bring an appetite.

We are officially in the middle of North Jersey's best stretch. The mornings are crisp, the leaves are turning on schedule, and the best produce of the year is still rolling in at the City Green Farm Stands in Clifton, Paterson, and Passaic, plus the weekend Paterson Farmers Market. It is the perfect time for a hike at Garret Mountain or Rifle Camp Park before peak color. And if you are a homeowner, this is the classic week to knock out the seasonal to-dos: drain the hoses, get the boiler serviced, and book the gutter cleaning before the leaves really come down. Fall is short in North Jersey, so enjoy every bit of it.
Fall Foliage Planning
Peak foliage in Passaic and Bergen counties is hitting right around now, forecast for roughly October 16-20, and we have some of the best spots in the state to see it. Rifle Camp Park in Woodland Park is consistently ranked among the top fall foliage destinations in New Jersey. Garret Mountain Reservation offers skyline views with golden leaves in the foreground. Ramapo Mountain State Forest straddles both counties with lakeside color and the Van Slyke Castle ruins. And Norvin Green State Forest in Wanaque has the ridge views that make leaf-peepers drive for miles. The window is beautiful but short, so get out there this week and next.
