I hear this question more than almost any other from first-time buyers in North Jersey. Is it better to keep renting or should I buy something? And with mortgage rates hovering around 6.5% in mid-2026, the answer is not as obvious as it was a few years ago. But here is what I tell every single person who asks me this question. The decision between renting and buying is not about whether you can afford a monthly payment. It is about whether you want to build wealth or just pay someone else's mortgage. Let me walk you through what the numbers actually look like right now in Passaic and Bergen County, and how programs like down payment assistance change everything for first-time buyers.

The Rent Situation Right Now

Rental prices across North Jersey have been climbing steadily. In Clifton, a one-bedroom apartment averages around $1,700 to $1,800 a month, and a two-bedroom runs $2,400 to $2,535. In Paterson, you are looking at $1,470 to $1,780 for a one-bedroom and $1,870 to $2,700 for a two-bedroom. Passaic falls somewhere in between, with one-bedrooms around $1,610 to $1,870 and two-bedrooms from $1,860 to $2,225.

Countywide, average rent in Passaic County is around $2,075 a month. And that number has been going up year after year. Rent increases, unlike a fixed-rate mortgage, are unpredictable. Your landlord can raise your rent every lease renewal, and there is not much you can do about it except pay or move.

Here is what nobody tells you about renting. Every single dollar you pay in rent goes to your landlord. None of it comes back to you. No equity. No tax deductions. No appreciation. You are paying for a roof over your head, which is necessary, but you are not building any long-term wealth doing it.

The Buy Side: What a Mortgage Actually Costs

Let me give you the real numbers for Passaic County right now. The median home price in Passaic County is around $585,000 to $600,000 depending on the town and time of year. Mortgage rates for a 30-year fixed loan are running around 6.5% as of July 2026. On a $585,000 home with 20% down ($117,000), your principal and interest payment comes to roughly $2,650 a month. Add property taxes, which in Passaic County average about $9,500 to $10,000 a year (roughly $790 to $830 a month). Add homeowner's insurance at about $100 to $150 a month. And if your down payment is under 20%, add private mortgage insurance which costs roughly $200 to $400 a month.

The total monthly payment on a median-priced home in Passaic County with 20% down lands somewhere around $3,500 to $3,600 a month. That sounds like a lot more than rent. And it is. But here is the part that changes everything. The principal portion of your mortgage payment goes back to you in the form of equity. The interest and property taxes are tax deductible. And over time, your home appreciates in value. In Passaic County, home values have gone up roughly 10% to 13% year over year in 2026. That is real money that goes into your pocket when you sell.

The Bergen County Numbers

Bergen County is a different price tier entirely. The median home price in Bergen County is running between $755,000 and $851,000 depending on the town and property type. Property taxes are also higher, averaging $12,000 to $14,000 a year in most towns. A mortgage payment on a $800,000 home at 6.5% with 20% down is roughly $3,660 a month for principal and interest, plus $1,000 to $1,170 a month in taxes, plus insurance. You are looking at $4,700 to $5,000 a month total.

Bergen County rent is also higher. A two-bedroom apartment in many Bergen County towns runs $2,500 to $3,500 a month. So the gap between renting and buying is wider in Bergen County than in Passaic County, but the long-term wealth building potential is also larger because the property values are higher and the appreciation is strong.

Down Payment Assistance Changes Everything

Here is the part that most renters do not know about. New Jersey has some of the best down payment assistance programs in the country. The New Jersey Housing and Mortgage Finance Agency offers several programs that can provide up to $52,000 in down payment and closing cost assistance. The NJHMFA Down Payment Assistance Program provides up to $20,000 as a zero-interest, forgivable loan. The NJHMFA First-Generation Down Payment Assistance Program adds another $7,000 for first-generation homebuyers. And if you qualify for the Federal Home Loan Bank of New York's First Home Club, you get $5 for every $1 you save up to $7,500, effectively free money for your down payment.

When you combine all available assistance, a first-time buyer in Passaic County could potentially put as little as 3% to 5% down on a home and use assistance programs to cover the rest. On a $300,000 home in Paterson, 3% down is only $9,000. On a $400,000 home in Clifton, 3% down is $12,000. That is achievable for a lot of families who think homeownership is out of reach.

The catch is that these programs have income limits, credit requirements, and you typically need to complete a homebuyer education course. But for families earning under certain thresholds, these programs make homeownership possible with almost nothing down. I work with lenders who specialize in these programs, and I see first-time buyers close on homes every month who thought they could never afford to buy.

The Rent vs. Buy Math: A Real Example

Let me give you a concrete comparison using realistic numbers for a first-time buyer in Clifton. You find a two-bedroom condo or small single-family home for $450,000. You use an FHA loan with 3.5% down ($15,750). You get $20,000 in NJHMFA down payment assistance to cover most of your closing costs and down payment. Your mortgage payment at 6.5% on $434,250 is about $2,750 a month. Add taxes of about $8,500 a year ($708 a month) and insurance at $100 a month, and your total payment is about $3,558 a month.

Compare that to renting a two-bedroom in Clifton for $2,500 a month. The rent is about $1,000 a month cheaper. But after one year, you have paid $30,000 in rent and have zero equity. After one year of owning that $450,000 home at 3% appreciation (a conservative estimate given the current market), your home is worth $463,500. You have gained $13,500 in equity from appreciation alone, plus you have paid down about $6,500 in principal on your mortgage. Your net worth has increased by about $20,000 in one year. And that is with conservative numbers.

After five years, the gap is enormous. Five years of rent at $2,500 a month is $150,000 paid to a landlord with nothing to show for it. Five years of owning that $450,000 home at 3% appreciation per year means the home is worth about $521,000. You have gained $71,000 in appreciation, plus around $35,000 in principal paydown. Your net gain is over $100,000. And the mortgage interest and property tax deductions save you thousands more at tax time every year.

The Towns Where the Numbers Work Best for First-Time Buyers

If you are serious about buying your first home in Passaic County, here are the towns where the numbers make the most sense right now. Paterson offers the most affordable entry point with homes regularly available below $400,000, and many qualify for down payment assistance programs. The city is seeing massive investment in infrastructure, parks, and housing. Passaic offers strong multi-family options where you can buy a two- or three-family, live in one unit, and use the rental income from the others to cover your mortgage. Clifton is more expensive but offers stronger appreciation, better schools, and proximity to the ON3 campus job center. Totowa and Woodland Park offer suburban living at reasonable prices with good access to Routes 46, 80, and 23. Garfield is a Bergen County bargain with a brand new elementary school coming online.

In Bergen County, the best first-time buyer options are typically in the southern part of the county and along the Hackensack River corridor. Towns like Hackensack, Lodi, and South Hackensack offer prices closer to $500,000 to $600,000 while keeping you in Bergen County's strong school systems and tax base.

What about Interest Rates?

I know rates are not where we want them to be. Nobody loves a 6.5% mortgage rate. But here is something most people do not think about. You can always refinance when rates drop. You cannot get back the years you spent renting while waiting for lower rates. Home prices in Passaic County have gone up over 13% year over year. If you wait two years for rates to drop to 5.5%, home prices could easily be 20% higher. You would end up paying more for the same house even with a lower rate. And if rates do drop, you refinance. Your payment goes down, and you still have the equity from the appreciation that happened while you owned the home.

I have watched families in Paterson and Clifton wait for the perfect interest rate and watch home prices climb out of their reach. The right time to buy is when you are ready, you have a solid plan, and the numbers work for your budget. Trying to time the market perfectly is a game nobody wins consistently.

The Bottom Line

Renting is not throwing money away. It provides shelter, flexibility, and time. But if your goal is to build long-term wealth, buying a home in North Jersey is one of the most effective ways to do it. The numbers in Passaic and Bergen County show that homeowners build equity through principal paydown, appreciation, and tax benefits that renters simply do not have access to. And with down payment assistance programs offering up to $52,000, the barrier to entry is lower than most people realize.

The key is going in with your eyes open. Know what you can afford. Understand the total monthly cost, not just the mortgage payment. Work with a lender who knows the local assistance programs. And buy in a town where the numbers make sense for your budget and your goals.

I have helped first-time buyers across Clifton, Paterson, Passaic, Totowa, Woodland Park, Haledon, Garfield, and Bergen County find homes that fit their budget and their future.
