The primary reason people leave New York for North Jersey is financial. The median sale price for a single-family home in Bergen County is approximately $788,000 as of mid-2026, up about 5% from a year ago. In Passaic County, the median is closer to $543,000. Compare that to New York City, where the median condo price in Brooklyn is over $850,000 and Manhattan runs north of $1.2 million. For the same money you would spend on a one-bedroom condo in Hoboken or Long Island City, you can buy a three-bedroom, two-bath single-family home with a yard in Clifton, Woodland Park, or Totowa.
But the purchase price is only part of the equation. You need to understand the full monthly cost of homeownership in North Jersey before you commit. The biggest line item most New Yorkers underestimate is property taxes. New Jersey has the highest property taxes in the country, and that is not an exaggeration. Here is what effective tax rates look like in the towns I work most:
Clifton: Effective tax rate of 2.19%. On a $600,000 home, that is roughly $13,100 per year, or about $1,095 per month in taxes alone.
Paterson: Effective rate of 2.42%. Higher rates reflect the urban services the city provides. On a $450,000 home, expect about $10,900 per year.
Passaic City: Effective rate of 2.11%. A $500,000 home runs about $10,550 annually.
Totowa: Effective rate of 1.51%, one of the lowest in the county. On a $550,000 home, that is about $8,300 per year. This is a significant difference that adds up fast.
Haledon: Effective rate of 2.77%. On a $475,000 home, expect roughly $13,160 per year. Haledon's higher rate is something every buyer should factor in.
Here is the math that matters most. If you are currently paying $3,200 per month in rent in Brooklyn, and you buy a $550,000 home in Clifton with 10% down at a 6.5% interest rate, your monthly mortgage payment is roughly $3,100. Add $1,095 in property taxes, $200 in homeowner's insurance, and you are looking at about $4,400 per month. That is higher than your rent. But here is what changes the equation: you are building equity instead of paying someone else's mortgage, you get the SALT deduction on your federal taxes up to the $10,000 cap, and in five years your home will likely be worth more than you paid for it. In New York, your rent goes up every year and you own nothing.
The Commute: Real Talk About Getting to Work
The commute is the number one concern I hear from relocating clients, and it should be. A two-hour daily round trip changes your life, so you need to understand your options before you pick a town. Here is the honest breakdown by location.
Clifton to Manhattan: NJ Transit trains run from Clifton Station to Penn Station. The ride is roughly 40 to 50 minutes depending on the train. Drive time to the Lincoln Tunnel ranges from 30 minutes without traffic to 60 to 90 minutes during rush hour. Route 3 and the NJ Turnpike are your main arteries.
Paterson to Manhattan: NJ Transit buses from Paterson's downtown terminal to the Port Authority run frequently and take about 45 minutes. Driving is roughly 35 minutes without traffic, but the I-80 corridor during morning rush is brutal. If you commute to Midtown, the bus is usually faster than driving.
Passaic City to Manhattan: NJ Transit buses run to the Port Authority in about 40 to 50 minutes. The drive through Route 21 to the Lincoln Tunnel averages 35 to 50 minutes depending on traffic. Passaic has some of the shortest commute times in the county because of its proximity to the tunnel approaches.
Woodland Park and Totowa to Manhattan: These towns do not have their own train stations, so you are driving or taking a bus from a nearby terminal. The drive to the Lincoln Tunnel is typically 25 to 35 minutes without traffic. Totowa residents often use the Route 46 corridor or I-80. Woodland Park is close to Route 46 and Route 23. Both are solid options for people who drive to work and want a suburban setting.
Garfield to Manhattan: Garfield sits right on the Bergen County border with easy access to Route 46 and I-80. The drive to the Lincoln Tunnel averages 30 to 40 minutes without traffic. NJ Transit bus service connects to the Port Authority as well.
My advice: before you sign a contract, drive the route during actual rush hour on a Tuesday or Wednesday morning. Do it on a weekday, not a weekend. The difference between Saturday at 10 AM and Tuesday at 7:30 AM is enormous, and you need to know exactly what you are signing up for.
Which Town Is Right for Your Situation
Not every North Jersey town is the right fit for every buyer. Here is how I match relocating clients to the right community based on their priorities.
If you want the most house for your money and do not mind a shorter commute window: Paterson. The city has some of the most affordable housing stock in the region, with three-bedroom homes starting in the mid-$300,000s. The neighborhoods near Garret Mountain Reservation, the Great Falls area, and the Lakeview section are popular with young families. Paterson is diverse, walkable in certain areas, and has a restaurant scene that rivals anywhere in the county.
If you want strong schools, a suburban feel, and easy highway access: Clifton. Clifton consistently ranks as one of the best value propositions in North Jersey. The public school system is solid, Route 3 and the Garden State Parkway are right there, and the ON3 development campus is bringing new jobs and retail to the area. Median home prices in the mid-$600,000s get you a well-maintained three-bedroom with a driveway and a yard.
If you want quiet streets, lower taxes, and a small-town feel: Totowa. Totowa has the lowest effective property tax rate in the area at 1.51%, which saves you thousands every year compared to neighboring towns. The community is tight-knit, the schools are good, and the location between Route 46 and I-80 makes commuting manageable. Homes here average in the $550,000 to $650,000 range.
If you are a young family prioritizing schools and community: Woodland Park. Formerly West Paterson, Woodland Park offers excellent schools, a strong sense of community, and easy access to the Willowbrook Mall area, restaurants, and parks. Homes in the $500,000 to $650,000 range are common.
If you want affordable starter homes and a diverse community: Haledon and Garfield. Both towns offer more affordable options in the $400,000 to $525,000 range. Haledon has William Paterson University in its backyard, which brings energy and cultural activity. Garfield straddles the Bergen and Passaic County line, giving you access to both counties' amenities.
What New Yorkers Get Wrong About Moving to New Jersey
After helping dozens of NYC transplants relocate to North Jersey, here are the mistakes I see over and over.
Underestimating property taxes. I cannot stress this enough. New York buyers are used to monthly common charges and property taxes on condos that look reasonable on paper. New Jersey property taxes on a single-family home are a different animal. Make sure your mortgage pre-approval includes realistic tax estimates, not the generic numbers your lender might plug in.
Not budgeting for closing costs. In New Jersey, buyer closing costs typically run 2% to 5% of the purchase price. On a $550,000 home, that is $11,000 to $27,500. This includes title insurance, attorney fees, recording fees, transfer taxes, and lender costs. New York has different closing cost structures, and many buyers are surprised by the New Jersey line items.
Ignoring the commute test. I mentioned this earlier, but it bears repeating. Do not rely on Google Maps estimates at noon on a Saturday. Drive the route during rush hour. Take the NJ Transit bus during peak hours. Talk to people who make the commute daily. The commute is the single biggest lifestyle change in this move, and you need to go in with eyes open.
Buying before renting the area. I always suggest that relocating clients spend a few weekends in the towns they are considering before making an offer. Eat at the local restaurants. Walk the neighborhoods. Visit the schools. Go to the farmer's market. A town that looks great on paper might not feel right when you are actually there. And a town you never considered might surprise you.
